Application Instructions
To apply for an apartment/house, we require the following:
Application Fee: $45 per adult (non-refundable; cash, card, or money order only).
Required Documents:
- Driver’s License or State ID
- Social Security Card or another official document with your SSN (for verification)
- Last 2 pay stubs (from each job, if applicable) or a letter from your employer if you’ve recently started a new job.
Screening:
- Credit Check
- Criminal Background Check
- Tenant Reference (current/past landlords)
- Income Verification (3x monthly Rent)
If Approved:
- A 24-hour hold on the property will be provided once the approved to allow security deposit to be paid.
- A move-in date will be scheduled (Monday-Friday, 9am-4pm).
- First month’s rent and non-refundable pet fee are due before check-in.
Reasons for Denial:
- Felonies, drug charges, or violent offenses within the last 7 years.
- Registered offenders.
- Sex Offenses
- NSF charges within 3 years.
- Recent evictions (within 7 years) or bad rental references (within 3 years).
- Unpaid debt (utilities, child support, government debt, etc.).
- False information on the application.
Renter’s Insurance is required before move-in.
All applicants in a group must meet the guidelines, or the application will be denied. We reserve the right to refuse service to anyone.
